Metal Roof Repair, Not Just Replacement

Most Charlotte roofers only install. We fix the things that go wrong on 10–20-year-old metal: backed-out screws, failed seam sealant, rusted panels and bad flashing.

Metal vs. Shingles in Charlotte

Why Metal Is the Second-and-Last Roof Most Charlotte Houses Get

95°F

July Attic Heat

Kynar 'cool' pigments reflect a large share of solar heat versus dark asphalt, which matters when the thermostat runs from May to October.

1–2"

Piedmont Hail

Charlotte sits in a hail corridor. 24-gauge Class 4 panels shrug off what strips granules from shingles.

Service Life

An asphalt roof here lasts 15 to 20 years in humidity and UV. Metal is a 40-to-70-year roof - one install, not three.

Questions Charlotte Asks

Straight Answers on the Things People Worry About

Is a metal roof loud in the rain?
Not over a solid deck with underlayment, which is how every residential roof is built. Barns are loud because panels sit on open purlins with nothing beneath them.
Does hail dent a metal roof?
Softball hail dents anything. Typical Charlotte hail doesn't dent 24-gauge steel; 26-gauge and aluminum are more vulnerable, which is part of why we spec 24 on standing seam.
Does a metal roof attract lightning?
No. Lightning strikes the tallest object regardless of material, and a metal roof is non-combustible if it does.
Can you install metal over my existing shingles?
Sometimes - one layer, a sound deck, and code allows it. It saves tear-off cost, but we'll tell you when it's a bad idea.
Will my HOA allow a metal roof?
Most Charlotte HOAs now approve standing seam in muted colours; metal shingles get through the strictest ones. We prepare the ARC submission.
What does a 2,000 sq ft metal roof cost in Charlotte?
Roughly $22k to $36k for standing seam or $12k to $19k for screw-down, installed with tear-off. The industry average for standing seam on that home is about $29k. See the table above and get the exact number after a measurement.
How long does a metal roof last in North Carolina?
Forty to seventy years for a Kynar-finished steel panel, against 15 to 20 for asphalt in Charlotte's heat and humidity. Fasteners on screw-down roofs are the exception - they need replacing every 10 to 15 years.
Is a metal roof hotter in summer?
The reverse. A light or 'cool' Kynar colour reflects far more solar energy than dark asphalt, and many Charlotte homeowners see lower summer cooling bills after switching.
