Metal Roofing
Most metal roofs we install replace an asphalt shingle roof that has reached the end of its 15-to-20-year Charlotte life. The decision that matters is whether the old shingles come off. Tear-off lets us see and fix the deck and costs more; installing over a single sound layer of shingles saves the tear-off and the landfill fee, and Mecklenburg County code allows it in defined conditions. We quote it both ways when both are honest options and tell you when only one is.
This is the decision that shapes the whole job. Tearing off the old shingles costs roughly a dollar to two per square foot in labour and disposal, and it is the only way to see the deck. Installing over the existing roof saves that money and keeps several tons of asphalt out of the landfill, and the North Carolina Residential Code permits it when there is one existing layer, the deck is sound and the pitch allows. Mecklenburg County and the surrounding counties inspect to that code. On a 1990s home in Huntersville on its first roof, over-the-top is often a genuine option. On a mill house in Kannapolis with three layers on it, tear-off is the only option, and the deck underneath will need work.
Layers, by lifting a shingle at the eave. Deck softness, by walking it. Attic ventilation, because a metal roof over an unvented attic will hold heat and moisture just as a shingle roof does. Flashing condition at chimneys and walls, since existing flashing almost never survives a conversion and is replaced. Pitch and profile, because a low-slope rear porch may need a different standing seam profile than the main roof. All of that goes on the quote, and both tear-off and over-the-top are priced where both are honest options.
On a primary home the default is standing seam. Where an HOA or a historic district in Charlotte objects to ribs, metal shingles or stone-coated steel. On a rental, a workshop or a tight budget, screw-down panel with a clear explanation of its fastener cycle. We quote the one that fits and mention the others.
A lot of the conversions we do in Gastonia, Concord and Rock Hill start with a hail claim. The carrier pays to replace what was there - an asphalt roof - and the homeowner pays the difference to upgrade to metal. We write the quote in two parts so the adjuster's figure and the upgrade are separate and clear, and we document the Class 4 impact rating for the premium discount many North Carolina carriers offer afterwards. How long does it take? Two to five days depending on panel system and whether the shingles come off.
