Waxhaw and neighbouring Weddington and Marvin are large-lot homes on the Union County side of Providence Road - many of them 3,000 to 5,000 sq ft brick and stone builds from the 2000s with complex rooflines, several dormers and a lot of valley. These are the biggest residential metal jobs we quote, and flashing detail is where the money and the risk sit.
Waxhaw, Weddington and Marvin are the estate end of the Charlotte metro: 3,000-to-6,000-square-foot brick and stone homes built mostly between 1998 and 2015 on one-to-three-acre lots in communities like Providence Downs, Longview, Marvin Creek, Lawson, Millbridge and Cureton, and along Providence Road, Rea Road and Waxhaw-Marvin Road. Rooflines here are complex by design - multiple hips and gables, four or five dormers, three chimneys, a porte-cochère, a pool house - and that changes the economics of metal completely.
A straight gable is panel, and panel is fast. A Waxhaw roof is valleys, hips, dormer sidewalls, chimney saddles, step flashing and dozens of terminations, and each of those is formed metal, hand-fitted, and is where a metal roof succeeds or leaks. Standing seam is still the right product, but a quote here is priced on the linear feet of trim and flashing as much as the squares of panel, which is why two homes of the same footprint can differ by a third. We measure every valley and every penetration on the roof before quoting, and the line items show where the money is.
These are HOA communities with design standards, and most of them have now approved standing seam in charcoal, bronze or matte black, at least on specific home styles. Where a board wants a shake or slate look on a French-country or Tudor elevation, metal shingles or stone-coated steel get through, and on the heavier stone-fronted houses they suit the architecture better anyway. South and west of downtown Waxhaw - toward Mineral Springs, the Catawba River and the state line - the properties get bigger and equestrian: barns, run-in sheds and arenas roofed in screw-down panel, much of it due for a fastener replacement or a coating. Historic downtown Waxhaw on the rail line has 1900s houses with original porch metal that we repair and coat rather than replace.

About 35 minutes from uptown Charlotte down Providence Road (NC-16) or Rea Road; I-485 to the Providence or Rea Road exits cuts it when Providence is backed up at Ballantyne.
