Kannapolis was a company town. Cannon Mills built most of the housing inside the old city between the 1900s and the 1940s - small frame mill houses on narrow lots in a grid around the plant, in the neighbourhoods still called by their mill-village names - and when the mill closed in 2003 the houses stayed. That stock is the bulk of what we roof here: 1,000-to-1,500-square-foot footprints, simple front-gable or hip roofs, few penetrations, and a second or third layer of shingles over the original deck. Simple rooflines are the cheapest metal roofs per square to install, so a standing seam or a 5V panel on a mill house is a modest total number, but three layers means a tear-off every time, and the deck underneath usually needs sheets replaced.

Downtown and the Research Campus

The North Carolina Research Campus replaced the mill, and the blocks of West Avenue, Main Street and the new downtown around it have brought renovation money into the mill village. The original 1920s porch roofs on those houses - tin or terne, painted a dozen times - are the classic candidate for a coating where the metal is sound, and for a period-correct 5V replacement where it is rusted through. A shingle-to-metal conversion on the main roof with matching 5V on the porch is the most common job we quote in 28081.

North Toward Landis and China Grove

Outside the mill grid, along Highway 29, Highway 3 and Dale Earnhardt Boulevard toward Landis and up Highway 152, the housing is 1960s-to-1980s brick ranches on bigger lots with detached garages, sheds and the occasional horse barn. Long, low ranch gables suit a mechanically seamed standing seam; the outbuildings get screw-down panel, and the older screw-down roofs already on them are past due for a fastener replacement. Heavier stone-coated and metal shingle products come up less often here than in Concord's newer subdivisions.

ZIPs, Roads and Drive Time

ZIPs 28081 and 28083, straddling the Cabarrus-Rowan county line; the Rowan side permits through Rowan County. About 35 minutes from uptown Charlotte on I-85 to exits 58 or 60, or up Highway 29 through Concord. Dale Earnhardt Boulevard, Kannapolis Parkway, Lane Street, Loop Road and the Highway 3 connector are the working corridors. Repair calls anywhere in the city are a same-week visit.
