Metal Roofing
Standing seam is the metal roof most people picture: vertical panels with a raised seam every 12 to 18 inches, fastened with hidden clips so no screw ever touches weather. Because the panels float on those clips, they expand and contract through a Charlotte summer without working a fastener loose. It costs more than screw-down panel and it is the roof we install most, because the price difference buys decades of not going back up there.
Standing seam is a family of vertical-panel systems where each panel's edges turn up into a raised seam and the fastening clip is hidden inside it. Nothing penetrates the weather surface. The two common types are snap-lock, where panels click together over the clip and suit pitches of 3:12 and up, and mechanically seamed, where a powered seamer folds the seam closed on the roof and the panel is rated down to 1/2:12. Most Charlotte homes get snap-lock; low-slope additions, porches and the flat-ish rear roofs common on 1960s ranches in Mint Hill and Matthews get a mechanical seam.
Three specifications decide how the roof performs, and they are the three that vary most between quotes. Gauge: we default to 24-gauge, which resists Piedmont hail and oil-cans less than 26 on long panels. Substrate: Galvalume, an aluminium-zinc coating over the steel, outlasts plain galvanised in our humidity by a wide margin. Paint: Kynar 500 / Hylar 5000 (PVDF) resins hold colour for decades in Carolina UV; the cheaper SMP polyester systems chalk and fade in a fraction of the time. The line item on your quote names all three so a lower number can be compared like for like.
Standing seam is the right roof on almost any home with reasonably long, uninterrupted slopes: the two-storey colonials of Huntersville and Concord, lake houses in Mooresville, and the big estate rooflines around Waxhaw. The two places we steer people elsewhere are architectural review boards that reject any vertical-rib profile, where metal shingles get through, and outbuildings where a screw-down panel does the job for half the money.
Tear-off of the old roof, or preparation of a single existing layer where a shingle-to-metal conversion allows it. Deck inspection and replacement of any soft sheathing, quoted per sheet. High-temperature synthetic underlayment over the whole deck and ice-and-water membrane at eaves, valleys and penetrations. Panels are cut to length on site from coil, so there are no end laps on a residential slope. Clips are set at the manufacturer's spacing for our wind zone, and every trim piece is hemmed, not just bent. Then the part that separates a good metal roof from a leaky one: flashing at chimneys, walls, skylights and pipes, done with formed metal and butyl, not tubes of caulk.
How long does it take? Two to four days on a typical single-storey home, tear-off included. Complex rooflines with many hips and valleys run longer.
