Two Very Different Charlottes

Inside Route 4 - Dilworth, Elizabeth, Plaza Midwood, Wilmore, NoDa - the housing is 1910s to 1940s bungalows and foursquares with steep, cut-up rooflines, dormers, and a chimney on every one. Beyond it, from SouthPark down Providence and Rea Road into Ballantyne and out Highway 51, the stock is 1980s-to-2000s brick two-storeys on long, simple gables. The first Charlotte is a flashing job with some panel on it; the second is a panel job with some flashing. They price very differently per square, and we say so.

Historic Districts and Review Boards

Dilworth, Plaza Midwood, Wesley Heights, Wilmore and Fourth Ward are local historic districts, and a roof covering change on a street-facing slope needs a Certificate of Appropriateness from the Historic District Commission. In our experience standing seam is routinely approved on rear slopes and additions and increasingly on primary roofs where the house had a metal roof historically - many of these bungalows did; metal shingles clear a contested street elevation more easily. South of Fairview Road the question is HOA architectural review rather than the city, and the answer is usually yes to charcoal, bronze or black.

Permits and Code

Mecklenburg County Code Enforcement issues re-roof permits, and a covering change from asphalt to metal is one of the cases that needs one. Over-the-top installation on a single sound layer is allowed under the state residential code and inspected here; a conversion quote prices it both ways where both are honest. Older intown homes almost always come with skip-sheathing or multiple layers and need a tear-off.

What the Weather Does to Roofs Here

Charlotte averages a few hail events a year, and the corridor from the airport across the south side has taken 1-to-2-inch stones repeatedly in the past decade, which is why so many SouthPark and Ballantyne roofs are on their second insurance replacement. Summer attic temperatures make dark asphalt fail in 15 to 20 years. Humidity and shade under Myers Park's willow oaks grow algae on shingles and pollen on granulated surfaces, and the same trees drop the limbs that keep our repair crew busy after every summer storm. Older screw-down roofs on garages and porches in the east side ZIPs are typically 15 years past their screw replacement, and the tin roofs on original bungalow porches are usually candidates for a coating rather than replacement.
