Exposed-fastener panel - corrugated, R-panel, PBR, 5V - is screwed straight through the metal into the deck or purlins, with a neoprene washer under every screw head doing the sealing. It goes on fast and costs roughly half of standing seam. The trade-off is those washers: they harden and shrink in Carolina sun, and by year 10 to 15 the roof needs its screws replaced. We install it where the budget or the building calls for it, and we tell you about the screw cycle before you sign.
Exposed-fastener panel comes in a handful of profiles. Classic corrugated is the wavy sheet on every old barn between Monroe and Kannapolis. R-panel and PBR are the wide, flat-bottomed ribs used on shops, race-team buildings and warehouses around Mooresville. 5V crimp is the narrow, low-profile panel that reads as traditional on a mill house or a porch roof in Concord. All of them fasten the same way: a self-drilling screw with a bonded neoprene washer, driven through the panel into the deck or purlins on a set pattern.
It is roughly half the installed price of standing seam, goes on faster, and on a barn, a workshop, a carport or a rental it is the sensible choice. The panels themselves are the same Galvalume steel and can carry the same Kynar paint, so the longevity of the metal is not the issue.
The washers are. Every one of the several thousand screws on a roof is a hole sealed by a piece of rubber that is aging in the sun, and every day the panel expands and contracts against that screw. Somewhere between year ten and fifteen in Charlotte's climate the washers harden and the screws back out, and the roof needs a full screw replacement. That is a real cost that belongs in the comparison, and it is the reason we usually recommend standing seam on a primary home the owner intends to keep.
Most of the exposed-fastener roofs we repair failed early for three reasons: screws driven at an angle so the washer never seated, screws over-driven so the washer split, and side laps run without sealant tape on a low pitch. We set screws with a depth-sensing driver, run butyl tape in every side lap below 3:12, and use stainless-capped fasteners where the roof is near a lake or a pool. On homes and outbuildings in Gastonia, Mint Hill and across the county line in Rock Hill, that is the difference between a fifteen-year roof and a thirty-year one.
