A Town Reaching Its First Re-Roof

Huntersville grew from a rail stop into a town of sixty-odd thousand almost entirely after 1990. Birkdale Village, Skybrook, Wynfield, Vermillion, Cedarfield, Northstone and Gilead Ridge were built with 25- and 30-year architectural shingles that, in Piedmont heat, are coming off at 18 to 22. That timing matters: the first re-roof is the cheapest moment to switch from a 15-year cycle to a 50-year standing seam roof, because the deck is usually still dry and the flashing is only on its first life.
