Huntersville is 1990s-and-later subdivisions - Birkdale, Skybrook, Vermillion, Wynfield - reaching their first re-roof, plus lakeside homes off Sam Furr Road and Beatties Ford. HOA review is the norm, and the first question is almost always what the ARC will allow.
Huntersville grew from a rail stop into a town of sixty-odd thousand almost entirely after 1990. We prepare the ARC package with a sample panel, a colour chip against the brick and the manufacturer's spec sheet, and we don't order material until it is approved.
West of I-77, off Sam Furr Road, Beatties Ford Road and Hambright, Huntersville reaches Lake Norman and Mountain Island Lake. Waterfront and near-water roofs get the corrosion spec: Galvalume substrate with sealed cut edges, stainless or coated fasteners, and aluminum rather than steel for shingle-profile products. An older screw-down roof on a boathouse or a lake-lot garage is usually due for new fasteners, and a faded one is a good coating candidate.
